Most purchase loans close in about 30 to 45 days, though every file is different. Knowing what happens in each stage makes the wait a lot less stressful.
Week 1: Contract and application
You’ll sign your loan application, review your Loan Estimate, and schedule your home inspection. This is a good time to shop for homeowners insurance.
Weeks 2–3: Appraisal and underwriting
The lender orders an appraisal to confirm the home’s value. Underwriting reviews your documents and may ask for a few updated items. Quick replies keep things moving.
Weeks 4–6: Clear to close
You receive your Closing Disclosure at least three business days before closing
You arrange your cash to close by wire or cashier’s check
You do a final walk-through of the home
You sign the paperwork and get the keys
Always confirm wire instructions by phone with a number you already trust. Wire fraud is a real risk during closings.
